I will chime in on your cottage equipment needs. Perhaps it would help to reach out to the owner and ask them what the kitchen is equipped with to see if it is suitable.
This is probably not real good if your rental is through an agency but a self or VRBO owner could probably answer every question you have.
I know with our rental we give detailed info on things like the type of coffee maker and that we have a coffee grinder. Steamer pots flat griddles and even the size of the trash can in the kitchen so you can bring the right sized trash bags. If your dining room table seats 8 you should have flatware and silverware for 12 because some will be dirty ect.

That's great that you guys list your items for prospective renters. Also, many renters read the reviews and can glean info that way. When we bought our Avon canal house way back when, we read all of the renter's reviews previous to our purchase and found many notes that not enough outdoor chairs were available. That was an easy fix for us to provide. Just an easy way to look at the whole picture in addition to making our own notes a few days after closing and figuring out what we needed.

Our VRBO owner in Delaware will send me an email 'thank you' on the last day and ask if there's anything that needs his attention. He's less than a half hour away so he can swing by the next morning to address any issues before the next move in.

High end and not fried. Think Lobster Rolls at the Chatham Bars Inn. No contest...

You will not be impressed with the food scene. It is perfectly average seafood at best.

At $54 a pop it had best be superb! I've only had lobster rolls a few times and they're not my jam. I much prefer the lobster meat alone and not mixed with mayo.

There's plenty of great seafood on the OBX. I can't speak for the down south scene as I've only had it at Pops in recent years. Nothing wrong with Pops... it's good if you're in the mood for a casual bar spot. Much of the menu seemed fried. My dish was and it was excellent and exactly what I was looking for after kayak fishing all day without lunch. Fried oysters and loads of beer. Yum!

My experiences are mostly limited to north of the bridge. Colington Cafe, Bluewater Grill, Blue Moon, Kill Devil Grill, and Food Dudes Kitchen are all excellent and worth a visit. I'll even toss Basnights Lone Cedar in despite it not being my favorite due to a few poor service visits. The food is fine. All have superb seafood (and non-seafood) dishes. Some are more traditional and some will have out of the box presentations. You won't find molecular gastronomy or little garnishes of micro greens down here if that's what elevates something from "average" to "high end" for you, but the seafood freshness, preparation, and taste are great. On a non-seafood note... if you're down over Thanksgiving and looking for a traditional spread and don't want to cook... look into Basnights. We have done the pickup option a few times in recent years and it's excellent. You need to put your order in early as they book up. I think they also do dine in as well, but don't quote me on it.

Mayo on a lobster roll? No thanks, me neither.

Chilled claw and knuckle meat on a split top roll brushed with lemon butter and toasted. A little drizzle of lemon butter on top.

Works just as well with shrimp.

I kinda enjoy other folks perspectives and live vicariously through their reports of Delaware, Maryland, New Jersey, South Carolina, the Keys, and so many more...even Bermuda. Every state along the east coast has some amazing beaches, some, not so much.
